What fails is the detailing. Valleys cut short, flashings relying on sealant instead of being formed and lapped, sheets run at a shallower pitch than the profile allows, fixings landing in the wrong place. Every one of those is invisible from the ground and every one of them will leak eventually.

We set out from the ridge, check the frame is square and in plane before a sheet goes on, and work the sheet widths so you are not finishing on an awkward sliver at the last rib. Battens are checked for spacing against the profile and the wind rating for the site.

Flashings are where roofs leak. Anywhere the roof meets a wall, a chimney, a parapet, a valley or a penetration, water has to be redirected back onto the sheet, and that only works if the flashing is formed with the right laps, upstands and cover.

The shortcut is a strip of flat metal held on with silicone. It looks fine for two summers, then the sealant lets go and the water goes straight into the wall cavity. We form flashings out of matching Colorbond and fix them so they do the job mechanically.
