The Stain On Your Ceiling Is Not Where The Leak Is
Water gets in at one point and comes out somewhere else entirely. It runs along a batten, tracks down a rafter, follows a conduit, and drops through the plaster metres from the actual hole.
That is why so many leaks get sealed two or three times and keep coming back. Someone patches the closest thing they can see above the stain, it stops for a month, and the next real downpour brings it straight back.
We work backwards from the water instead. Inspect the roof properly, use thermal imaging where the path is hidden, find the actual entry point, then fix that. You get told what caused it and what it will take to stop it for good.

A Repair Should Be The Last Time You Think About It
Anyone can run a bead of sealant across a suspect lap. The reason leak repairs have such a bad reputation is that plenty of them are exactly that, and sealant on a moving steel roof has a short life.
We repair the mechanism instead. If a flashing is short, it gets replaced with one that has the right cover. If a valley has corroded, the valley comes out. We would rather quote the real fix than come back to the same roof next winter.

Melbourne Homeowners On Our Roof Repairs
- Amanda Cunningham Home Owner
Absolutely brilliant to deal with, prompt, efficient, knowledgeable, and his workmanship is amazing. We would definitely recommend Michael and we will be using his services again on some future projects.

We recently bought our house, which was only five years old, and unfortunately discovered extensive roof issues that had not been built to Australian standards. After speaking with several roofers, Michael came across as the most professional and helpful. He was prompt, meticulous, and I couldn't recommend him more highly.
Google - Aleksandar Andonov Home Owner
The team was professional and detail-oriented from start to finish. They replaced my old tile roof with a new tin roof, restored damaged areas, and installed new fascia and gutters. Their work quality is outstanding, and they completed everything on time and within budget.

Roof Repair Questions
Small repairs such as replacing failed fixings or resealing a penetration are at the low end. Replacing a corroded valley, reforming flashings along a wall line, or work needing scaffolding costs more. We inspect first, tell you what is actually wrong, and give you a price before we start. There are no hidden fees.
Yes, and it is very common. A leak that only shows in a downpour usually means water is backing up rather than coming through a hole, often a blocked valley, an undersized gutter or a flashing without enough upstand. We can replicate it with a hose test rather than waiting for the next storm.
Call us and we will prioritise it. Fast response is one of the things our customers mention most. If we cannot get there the same day we will talk you through what to do in the meantime to limit damage inside.
That is a big part of our repair work. A leak that has been patched repeatedly almost always means the entry point was never found and the symptom was sealed instead. We start from scratch, trace the water properly, and fix the cause.
Yes. Our focus is metal, and on a tile roof the metal parts are usually what fail anyway. Corroded valleys, flashings against walls and chimneys, and the sheet metal around penetrations. We also replace broken tiles and re-bed loose ridge capping. See our tile roof repairs page. What we do not do is pressure clean and coating restoration packages.
We repair roofs across Melbourne's South East, from Cranbourne and Pakenham through to Frankston and the Mornington Peninsula. See our areas we serve page or call 0478 831 069.

Roof Leak Detection
Finding a leak is a different skill to fixing one. Water entering under a lifted lap can travel several metres before it shows up, and in a cut up roof with multiple valleys there can be half a dozen candidates for where it came in.
We use a thermal camera to pick up the temperature difference where moisture sits in the ceiling and insulation, which maps the wet area far more accurately than looking for a stain. Where we need to confirm it, we hose test the roof section by section until the entry point shows itself.

On the metal roofs we see around Melbourne, the same handful of causes come up again and again. Flashings that never had enough cover, valley irons corroded through under years of leaf litter, screws backed out or rubbers perished, and sheets laid at too shallow a pitch for the profile.
Each of those needs a different fix, and none of them is sealant. We repair or replace the failed component so the roof sheds water the way it was meant to, and we check the rest of the roof while we are up there so you are not calling us back for the next one.

Melbourne storms do two kinds of damage. Wind gets under a sheet or a ridge capping and lifts it, and falling branches punch straight through. Both leave the roof open to the weather, and the second night of rain usually does more damage inside than the storm did outside.
We can get out, make the roof safe and watertight, then quote the permanent repair. If you are claiming on insurance we photograph and document what we find so your insurer has what they need to assess it properly.

Plenty of our repair work is on tile roofs, and the reason is straightforward. The parts of a tile roof that fail are mostly the metal ones, which is our trade. Valley irons corrode through under leaf litter, flashings against walls and chimneys were never given enough cover, and the sheet metal around penetrations gives up long before the tiles do.
We replace valleys full length, reform flashings properly, and swap broken and slipped tiles while we are up there. We do not offer full restoration packages with pressure cleaning and coating, and we will tell you honestly if that is what your roof actually needs.

We would rather repair a roof than sell you a new one, and most of the time that is what we recommend. But there is a point where the coating has gone across the whole roof, rust is coming through at every lap, and each repair is simply choosing which leak to fix next.
If your roof has reached that point we will tell you, show you the photos, and let you make the call. If you decide to replace it, our roof replacement page covers what is involved.
