Most Metal Roofs Fail In A Few Predictable Places

A metal roof rarely gives way in the middle of a sheet. It goes at the edges, the joints and the fixings, which is good news because those are the parts that can be repaired without touching the rest of the roof.

Valleys are the usual culprit. Leaf litter sits in them, holds moisture against the steel, and they corrode through from the inside while the roof around them still looks fine.

After that it is screws with perished rubbers, laps that have opened up with thermal movement, and sheets lifted at the edge by wind. All repairable, all worth catching before water gets into the battens.

How We Do It

Repair The Cause, Not The Symptom

We get on the roof and work out what actually failed before quoting anything. A leak above a valley might be the valley itself, or it might be a flashing above it sending water into the valley faster than it can carry.

Then we repair the component rather than sealing over it. A corroded valley comes out and a new one goes in. A short flashing gets replaced with one that has proper cover. Failed fixings get replaced across the affected area, not one at a time.

While we are up there we look over the rest of the roof and tell you what else is coming, so you can plan for it instead of finding out during the next storm.

  • Small work such as replacing failed fixings or resealing a penetration is at the low end. Replacing a corroded valley or reforming flashings along a wall line costs more, and anything needing scaffolding adds to it again. We inspect first and give you a price before starting, with no hidden fees.

  • Often yes. If the damage is localised and the coating is intact across the rest of the roof, a repair can buy you many more years for a fraction of a replacement. Once rust is coming through at every lap, repairs stop being economical and we will tell you that.

  • Not as a real repair. Paint over rusting steel hides it for a season or two while the corrosion keeps going underneath. Where rust has taken hold the affected sheeting or valley needs replacing.

  • Fast turnaround on inspections is something our customers mention regularly. If your roof is actively leaking, call us and we will prioritise getting there and making it watertight.

  • If the profile and colour are still in production, we can match them, but an older roof will have weathered, so a new sheet next to a twenty year old one can look slightly different. We will tell you upfront how visible it is likely to be.
