The opening is framed properly rather than simply cut, then the unit goes in with the manufacturer’s flashing kit for your specific roof profile. That kit is what makes the difference between a skylight and a hole.

Then we line the shaft and seal it so warm moist air from a bathroom cannot get into the roof space and condense, which is the cause of most skylights that appear to leak in dry weather.

  • The unit itself is a small part of it. Most of the cost is the labour to frame the opening, flash it into the roof and line the shaft, and that depends on the roof pitch, the ceiling height and how far the shaft has to travel. We quote in writing after looking at both the roof and the room.

  • Not if it is flashed in with the correct kit for your roof profile. Skylights got their bad reputation from older units fitted without proper flashing. A modern unit installed by a roof plumber is as watertight as the roof around it.

  • Yes. Metal is straightforward because the flashing kits are made to suit standard profiles. We match the kit to your specific sheeting rather than adapting a generic one.

  • Yes, and it is a common job. Older acrylic domes yellow and go brittle, and the flashings around them are often the original ones. We remove the old unit, check the framing, and install a new one with fresh flashings.

  • Modern units are glazed to control heat far better than the old plastic domes. Position matters too, and there are options with blinds or tinted glazing if the room takes strong afternoon sun. We will talk through what suits the room.
