The Problem

Silicone Is Not A Flashing

Every place the roof meets something else is a potential leak. A wall, a chimney, a parapet, a valley, a vent or a skylight. At each of those points water has to be redirected back onto the sheet, and that only happens if the flashing has the right upstand, cover and laps.

The shortcut is a strip of flat metal bedded in sealant. It works for two summers. Then the sealant hardens, the roof keeps expanding and contracting under it, and the joint opens up.

Because the water then runs into the wall cavity rather than onto the ceiling, these leaks often do damage for a long time before anyone notices.

How We Do It

Formed, Lapped And Fixed So It Works Without Sealant

We form flashings out of matching Colorbond rather than bending up whatever is on the ute. That means the right profile for the junction, with enough cover onto the sheet and enough upstand against the wall to handle driven rain.

Against masonry, the flashing gets chased into the brickwork or fitted with a counter flashing so there is a proper mechanical overlap, not a smear of sealant against a rough surface.

Sealant still has a place as a secondary measure at the fixings. It is simply never the thing holding the water out.

  • It depends on the length of the junction and how accessible it is. Reflashing a single penetration is a small job. Reforming a full wall line or a valley, particularly on a two storey with scaffolding, costs more. We inspect it and give you a written price first.

  • The classic sign is damp on an internal wall rather than a ceiling, especially after wind driven rain rather than steady rain. Stains around a chimney breast or where a lower roof meets a wall are also common. We can confirm it with a hose test.

  • If the flashing itself is sound and only the fixings or laps have opened up, it can sometimes be refixed. But most of the flashing problems we find are design faults, meaning it never had enough cover or upstand in the first place, and those need replacing to actually solve it.

  • That almost always points to a flashing issue. Rain driven horizontally can get over an upstand that handles vertical rain perfectly well, which is why the leak seems to depend on which way the weather is coming from.
