Tile Roofs Usually Leak Through The Metal, Not The Tiles
People assume a leaking tile roof means a broken tile. Sometimes it is. More often the tiles are doing their job and the failure is in the metalwork threaded through them.
Every tile roof has valleys where two planes meet, flashings against walls and chimneys, and sheet metal around every penetration. Those parts are steel, they sit under decades of leaf litter, and they corrode through while the tiles above them look perfectly fine.
That is why a tile roof leak often gets patched two or three times without success. Somebody swaps the cracked tile nearest the stain, and the water keeps coming through the valley six feet away.
