Roof leak repairs have a poor reputation, and mostly it is deserved. The standard approach is to find something that looks like it might be the problem and run a bead of sealant over it.

On a steel roof that expands and contracts every single day, sealant is under constant movement. It hardens, loses adhesion, and the joint opens up again, usually within a couple of seasons.

Meanwhile the underlying fault is untouched. The flashing is still short, the valley is still corroded, and the water is still finding the same path in.

Replace What Failed, Not What Is Nearest

Once we have traced the leak to its source, we fix the component that failed. A corroded valley comes out and a new one goes in full length into the gutter. A flashing without enough cover gets replaced with one that has it.

Fixings get replaced across the whole affected area rather than one at a time, because if one washer has perished after twenty years in the sun, its neighbours are not far behind.

Sealant still gets used where it belongs, as a secondary measure at fixings and laps. It is never the thing holding the water out.

Replacing a corroded valley or reforming a full wall flashing costs more, and anything requiring scaffolding adds to it again. We find the cause first, then give you a written price so there are no surprises.

  • Call us and we will prioritise it. Fast response is one of the things our customers mention most. If we cannot reach you the same day we will talk you through how to limit the damage inside until we can.

  • Catch the water if you safely can, and if the ceiling is bulging, it is holding a lot of water and can come down. Do not climb into a wet roof space or onto a wet roof yourself. Call us and we will deal with it.

  • Insurers generally cover sudden events like storm damage rather than gradual wear and tear. If a storm caused it, we can inspect and document the damage properly so your insurer has what they need. If it is age related deterioration, that usually sits with the owner.
