A tile roof works on a maintenance cycle. The pointing cracks and needs redoing, the bedding under the ridge capping eventually crumbles and needs relaying, tiles crack underfoot, and the sarking beneath slowly goes brittle.

How We Do It

Tiles Off, Battens Out, Colorbond On

We strip the tiles and the old battens, then check the rafters and structure underneath. Because metal weighs a fraction of what tiles do, the existing frame is almost always more than strong enough, and often we find it has been working hard for years.

New battens go on at the spacing the chosen profile needs, followed by sarking and insulation. Then the sheets, with new flashings, valleys, ridge capping and barge cappings throughout.

The result is a lighter roof, no more repointing, and a house that looks noticeably different from the street. This is the job where the colour choice really matters, so it is worth trying a few on our roof visualiser first.

  • It is priced like a metal re-roof plus the removal and disposal of the tiles, which is a real cost because of the weight and volume involved. Roof size, pitch and access drive the rest. We measure it up and give you a written quote with removal, materials and installation set out separately.

  • Almost always, and with a lot of margin. Metal roofing weighs roughly a tenth of what concrete or terracotta tiles do, so swapping to metal takes load off the structure rather than adding it. We still inspect the frame once the tiles are off and tell you if anything needs attention.

  • No, provided it is insulated properly. Modern metal roofs go over sarking and insulation batts, which handles both heat and sound. Choosing a lighter Colorbond colour helps further on a roof over living areas. The old reputation comes from uninsulated sheds and verandahs.

  • Sometimes. Changing the roof material or profile can require a building permit, and heritage overlay properties usually have specific requirements about what is acceptable. We will flag it at quote stage if your property is likely to need approval.
