Rust Does Not Stop Where You Can See It
Steel roofing fails from the coating in. Once the protective layer wears through, moisture sits against bare steel and rust spreads out from that point, usually starting at the laps, the fixings and the sheltered edges where the roof stays damp longest.
The visible rust on the surface is the late stage. By then the underside of the sheet is often worse, the screws have lost their grip, and water has been running down the battens for a while.
That is the point where each repair only shifts the problem. You seal one lap and the next one along starts weeping the following winter.
- Rust bleeding out from screw heads and sheet laps
- Sheets that flex or drum underfoot because fixings have let go
- Water stains appearing in more than one place after heavy rain
- Battens or ceiling timbers showing damp from long term seepage
- Repairs that hold for a season and then reappear somewhere new

Stripped Back, Checked Underneath, Then Re-Sheeted
We take the old roof off in sections rather than all at once, so your home is never left open overnight and we can work around the forecast.
With the sheets off we get the only proper look at the structure anyone will get for the next forty years. Battens are checked for rot, rust and spacing, and anything not up to the job is replaced before the new roof goes on.
Then new sarking, new insulation where it is needed, new Colorbond sheets, and new flashings throughout. We do not refit old flashings to a new roof.
- Roof stripped in stages and made watertight each day
- Battens checked, repaired and re-spaced to suit the new profile
- New sarking and insulation installed to current requirements
- Every flashing, valley and capping replaced, not reused
- Swarf swept, gutters cleared and the site left clean

Absolutely brilliant to deal with, prompt, efficient, knowledgeable, and his workmanship is amazing. We would definitely recommend Michael and we will be using his services again on some future projects.

We recently bought our house, which was only five years old, and unfortunately discovered extensive roof issues that had not been built to Australian standards. After speaking with several roofers, Michael came across as the most professional and helpful. He was prompt, meticulous, and I couldn't recommend him more highly.

The team was professional and detail-oriented from start to finish. They replaced my old tile roof with a new tin roof, restored damaged areas, and installed new fascia and gutters. Their work quality is outstanding, and they completed everything on time and within budget.

Metal Roof Replacement Questions
The main drivers are the roof area, the pitch, access, and how much batten work is needed once we open it up. A single storey house with easy access sits at the lower end. Two storey work needing scaffolding, or a cut up roof with lots of valleys and flashings, costs more. Contact us for a free quote.
A properly installed Colorbond roof in a normal suburban Melbourne setting will comfortably run for decades with almost no maintenance. Coastal and industrial locations are harder on steel and take a marine grade product. The install quality matters as much as the material.
Yes, and sometimes that is the right call, for example where an extension has a failing section and the rest of the roof is sound. Be aware that new sheets sit alongside faded ones, so there will be a visible difference in colour. We will tell you honestly how noticeable it will be.
No. We only strip what we can re-sheet and seal the same day, so the house stays weathertight. It is noisy while we are on the roof, so if you work from home you may want to plan around it.
It is worth considering. The access and set up are already there, the old gutters are usually the same age as the roof, and doing both together costs less than two separate jobs. Our gutters and roof plumbing page covers what is involved.
We cover Melbourne's South East, from Cranbourne and Pakenham through to Frankston and the Mornington Peninsula. Check our areas we serve page, or call 0478 831 069 and we will let you know either way.
