A Flat Roof That Cannot Drain Will Always Find A Way In

Flat roofs are never truly flat. They rely on a shallow, consistent fall to move water to an outlet, and there is very little margin in that fall before water stops running and starts sitting.

Once you have ponding, water gets time to work at every lap, fastener and upstand. Add a blocked outlet or an undersized box gutter and the water level rises above the flashings, at which point it goes inside the building rather than outside it.

How We Do It

Get The Fall Right And The Rest Follows

We start by working out where the water is meant to go and whether the existing structure can deliver the fall the profile needs. Sometimes that means packing or re-framing before a single sheet is ordered.

Then we select a profile rated for that pitch. Standard corrugated needs more fall than a trapezoidal or standing seam sheet, and specifying the wrong one is behind a large share of the flat roof failures we see.

Upstands, parapets, sumps and outlets get detailed properly, and where there is a box gutter we size the overflow so a blockage sends water outside the building.

  • Flat roofs vary more than pitched ones because so much depends on what is underneath. If the falls are fine and it is a straight re-sheet, it is comparable to a normal metal roof. If the structure has to be packed or re-framed to get the fall right, or a box gutter needs rebuilding, that adds to it. We inspect it and quote in writing with the scope broken down.

  • Either it was built without enough fall, or the structure has sagged over time, or an outlet is partially blocked and backing water up. Ponding is not normal and it shortens the life of the roof considerably, so it is worth getting looked at rather than living with it.

  • Yes, provided the profile suits the pitch. There are trapezoidal and standing seam profiles rated down to very low pitches that work well where standard corrugated would not. We specify based on the fall we can actually achieve on your roof.
