The Problem

Cement Sheet Roofing Reaches A Point Where It Has To Come Off

Corrugated cement sheet roofing is still sitting on plenty of garages, sheds, carports and houses across Melbourne. While it is intact, sealed and undisturbed, the usual advice is to leave it alone.

That changes as it weathers. The surface breaks down, the sheets go brittle, hairline cracks open up along the corrugations, and fixings work loose. At that stage it stops being a stable material and starts being one that sheds fibres when the wind gets under it.

It is also leaking by then, which means somebody eventually has to get up there. That is the point to deal with it properly rather than patch it.

  • Sheets that have gone chalky, brittle or visibly cracked
  • Broken corners and holes where fixings have pulled through
  • Moss growth holding moisture against the sheet surface
  • Leaks that cannot be safely patched without disturbing the sheet
  • Any plan to renovate, extend or re-roof over the top of it

How We Do It

Removed Legally, Then Replaced Properly

Asbestos removal is licensed work with strict rules around containment, handling, transport and disposal. We coordinate licensed removalists to take the old roof off and dispose of it at a licensed facility, and you get the disposal documentation for your records.

Once the site is cleared and the structure is exposed, we check and repair the battens and framing, which on a roof of that age usually needs some attention.

Then we install the new metal roof with new sarking, insulation and flashings. You deal with us for the whole thing rather than trying to project manage two trades around each other.

  • Removal carried out by licensed asbestos removalists
  • Waste transported and disposed of at a licensed facility
  • Disposal paperwork provided for your records
  • Structure checked and repaired once the old roof is off
  • New metal roof, sarking, insulation and flashings installed

We recently bought our house, which was only five years old, and unfortunately discovered extensive roof issues that had not been built to Australian standards. After speaking with several roofers, Michael came across as the most professional and helpful. He was prompt, meticulous, and I couldn't recommend him more highly.

The team was professional and detail-oriented from start to finish. They replaced my old tile roof with a new tin roof, restored damaged areas, and installed new fascia and gutters. Their work quality is outstanding, and they completed everything on time and within budget.

Asked Questions

Asbestos Roof Replacement Questions

  • There are two parts to the price. Licensed removal and disposal is charged on the area of asbestos and the disposal fees, and then the new roof is quoted like any other metal roof. Contact us for a free quote covering both.

  • No. In Victoria there are strict limits on who can remove asbestos and how, and disposal has to go to a licensed facility. Removing it without a licence risks a fine and, more importantly, exposes you and your neighbours. It is genuinely not a DIY job.

  • Corrugated cement sheeting installed before the late 1980s very likely contains asbestos. The only way to know for certain is a sample tested by a laboratory. If there is any doubt we treat it as though it does until it is confirmed otherwise.

  • On a typical garage or shed roof the removal itself is usually a day. A house roof takes longer. The site has to be set up for containment first and cleared afterwards, and the new roof goes on once that is complete.

  • Not necessarily, but the work area needs to stay clear while removal is under way, which usually means keeping pets inside and cars off the driveway. We will let you know what to expect before the day.

  • We cover Melbourne's South East, from Cranbourne and Pakenham through to Frankston and the Mornington Peninsula. Check our areas we serve page, or call 0478 831 069 and we will let you know either way.
